I know APY = annual percentage yield but what is

400% APY for one day for your personal investment? How do you calculate that?

No. If you’re lucky you could get 1/365 of that amount (1 day). I actually think the amount staked will mushroom quickly once Phase 1 is opened, so if you get 1 or 2 days of a 50% annualized return you’d probably be doing well.

so with my example it would be 40,000 divided by 365 equals 109.58 HBAR for that 400% day?

Correct. I think the market will quickly find an equilibrium though that will bring the staking return down to a more reasonable rate based on the inherent risk associated with staking and locking your tokens until Julyish. Always good to be in early though, as you may get those outsized rewards for a short time👍

yeah i mean if you stake for 3 months and take it out and have 1000 more HBAR that's pretty lit. Thanks for taking the time to explain

Emissions/TVL. So if there are 150mil HBAR staked at the end of day 1 of phase 1 that would be 300k/150mil = .002 reward per HBAR for that day.

The APY will actually depend on the total amount being staked. You might be lucky and get something close to the equivalent of a 400% yield for a day or so, but the amount staked will increase significantly and quickly which will bring that yield down to a more normal level.
