You can make any kind of 3d game using unity (local multiplayer is a pain atm because unity fucked up). There is no real answer to your vague questions. We have no way of saying if something will be difficult or not. If you're looking for a safety net you won't find it here. We can't take responsibility for your decision in giving your precious time learning game developmen only to find out it was a huge waste of time. Imo give it a few months, use unity or unreal. If it works out then fine, if it doesn't move on.
